Even though HDB carries out quality checks during construction, small imperfections on surfaces, fixtures, or fittings may still be present. Don’t worry—new HDB BTO flats come with a one-year warranty under the Defects Liability Period (DLP), which begins from the day you collect your keys.
Once you’ve collected your keys, you have 30 days to report any defects before starting renovation. This step is important because, after renovation begins, it can be hard to determine whether the issue was caused by the building contractor or your renovation contractor—and therefore, who should be responsible for fixing it.
Repairs are usually completed within two weeks or less. To avoid delays in your renovation plans, it’s best to coordinate with the staff at the Building Service Centre (BSC) so the repair schedule aligns with your renovation timeline.

To begin with, you can easily carry out a defects check with a defect specialist. In the following steps, we’ll share practical tips on what to look out for.
As you move through your inspection, you may notice small imperfections. For example, there could be slight colour differences in your floor tiles or timber flooring. In addition, you might see variations in the size of grout lines between tiles.
However, it’s important to remember that these minor differences are perfectly normal. They occur because of the natural qualities of the materials and the manual nature of construction work. Therefore, don’t be alarmed if you spot them during your inspection.
DEFECT INSPECTION cHECKLIST
Wall Tiles
Checking for hollow tiles, lippage for tile edges, chips and cracks and uneven tone or stained tiles. Checking for scratches on tiles, grouting pointing and evenness.
Floor Tiles
Checking for hollow tiles, lippage for tile edges, chips and cracks and uneven tone or stained tiles. Checking for pointing of edges to ensure aligned against other tiles.
Painted Wall & Ceiling
Checking for cracks, unevenness, stains, patchiness. Checking for water seepage near window area and on ceilings for wet areas (Living/Bedrooms/ Toilets / kitchen).
Flooring (Vinyl/Engineered Wood)
Checking for cracks, scratches, unevenness joints and gaps. Checking for loose pieces that are not flushed against floor underneath (no self leveling).
Main Doors & Bedroom Doors
Check for smooth operation, including ironmongery, and inspect for scratches, dents, varnishing coats, glass finishing. Ensure surfaces are rust-free and confirm securely fastened screws. Also, assess the functionality of locks and hinges.
Windows
Check opening and closing is without sound or stiffness.
Check handle looseness and functionality.
Ensure casement windows can be easily opened and closed and stay open at angle and edges are not sharp.
Check window hinges, bolts are not rusty and stuck.
Check rubber seal for gasket not torn and consistent with no gaps.
Check glass panels for scratches, cracks, stains and chips

Ensure voltage is consistent
Important: Only inspect physical connections and wiring if you have technical training. When handling electrical tasks, always turn off power supplies for safety. Additionally, check for any signs of wear or damage to the electrical components.
Electrical (Data Points)
Test data point connectivity using data cable tester. Ensure no jumping of signal when running through signal from master to receiver device. Ensure data point socket is not sunken in and can put plugged in and out easily. Ensure data point cover is not stuck when opened.
Electrical (Lighting Points)
Check lighting point signal when light switch is on using a voltage tester. Signal needs to be stable and consistent. Signal needs to turn off when light switch is turned off. Ensure no tripping of electrical when lighting points are turned on.
Plumbing & Sanitary (Toilet)
Examine toilets and sinks for chips, cracks, and leaks around joints . Ensure consistent water flow and check for any unusual odors or sounds. Verify that all fixtures are securely in place and functioning properly.
Plumbing & Sanitary (Kitchen and Yard)
Check for chokage in floor traps for kitchen and yard. Chcek for chokage in washing machine pipe outlet. Check for tap water pressure, loose cap for tap in yard.
Service Yard Items
Check for lowering mechanism for overhead hanger. Check for rust on the external clothes hanger metal. Check pipes for paint work evenness and no water leakage. Check ceiling and edges for water leakage and stains. Check bifold door locking mechanism, smoothness, rubber gasket evenness and no scratches, chips, cracks, rust.
Water Ponding
Check for water gradient and water flow by pouring water from furthest end of the room to allow water flow into floor trap. Ensure no puddling or ponding of water in any areas of the floor.

Will you submit the defects in developer format?
Yes, we will submit the defects to Main Contractor/Developer directly with copy sent to homeowners. This will be part of our three trips package. For one trip packages, we will send the defect report directly to homeowners for them only.
Must i report all defects within 7 days from key collection?
Defect Liability Period is only valid 12 months from Key Collection Date. You can report all defects within this period provided if you have not started renovation or moved in. After renovation you may all
Are your reports recognized?
Yes, our reports are recognized in SG Courts and CASE SG.
Do you offer any warranties?
We also provide lifetime offsite warranty on the defects found in the unit with consultation via whatsapp us, and our inspectors get in touch with you
What is the scope of the inspection?
Initial inspection will take 1.5-3 hours and we will run through the defects at the end of the inspection for 15 minutes.
Will you be able to lodge defects Novade/CityNexus or mobile app?
We will lodge the defects via the application used by your developer and submit the report to the developer on your behalf.
How many inspectors will be on site?
We send 1-2 inspectors per unit. In the case, the unit size is bigger, we will send 3-4 inspectors respectively.
Do you complete for us the defect forms?
Yes, all our inspections include a defect report in the developer’s format that will be submitted on your behalf to the developer. Owners will receive a copy of this submission as well.
